Six months into 2025 and the momentum is running. Kontor’s two specialist Landlord and Tenant teams are united in shaping workspace strategies that drive real business outcomes for their clients.
Tenant Advisory
Our Tenant Advisory team has completed 44 acquisitions across 14 cities, from the financial centres of London and New York to innovation hubs like Paris and Bangalore. These aren’t just deals; they’re strategic moves that boost our clients' presence and ability to transact globally.
Nearly half of our clients are prioritising flexibility through serviced and managed office solutions, with just over a third securing long-term stability with a leased space. This balance reflects the different pressures and priorities businesses face at each stage of growth.
We’re specialists in growth sectors. From global software and AI firms to fintech companies and scaling HR tech businesses, we bring deep market insight to every brief. That helps clients navigate complexity, make confident decisions and unlock growth.
Three themes have defined 2025 so far:
Cross-border expansion is picking up pace. Our clients need speed, consistency and confidence across markets. Our integrated model is built for it.
Innovation-led businesses continue to trust us as long-term partners, not just for space but for strategy.
The return rate matters. So far this year 66% of our clients have worked with Kontor previously, with one client having closed out Deal 26. A sign that what Kontor delivers lasting impact.
Leasing
Our Leasing team have focused on where it counts: London. In six months, we’ve completed 54 transactions across the capital, helping landlords secure the right occupiers faster.
Bloomsbury has led the charge, with multiple deals at GPE’s Alfred Place. Core West End locations like Mayfair, St James’s, Fitzrovia, Soho and Marylebone make up 40% of deals, but we’re also active in other areas like Battersea, Kensington, Angel, Old Street and Euston.
Fitted space continues to dominate, even in requirements over 10,000 sq. ft. Just 13% of transactions involved Cat A space, a clear sign of where demand is heading.
With 230 viewings and a 25% conversion rate, the numbers speak for themselves. 80% of viewings were for fitted space, where our insight and network give us the edge. Our Tenant Advisory team has also helped drive demand for landlords, generating 12.5% of all viewings across our instructions.
The pipeline is strong – the strongest it’s been in the last couple of years – with over 150,000 sq. ft. currently under offer across 10 major deals. Cat A space is making a comeback in some of the larger briefs, now accounting for 65% of the space under negotiation.
As for the rest of the year, key instructions include:
The Glasshouse, The Crown Estate
Holden House, Derwent London
Savile Row, The Pollen Estate
York Way, MYO
We also continue to deliver results across British Land’s portfolio, Fora, and standout buildings, including Arding & Hobbs, 1 Derry Street and OSMO London.
June 2025 also marked the official launch of Kontor’s Capital Markets team, with Mike Tremayne joining the team – a natural step as we continue to support clients across the full property lifecycle. From advising on asset positioning and preparing buildings for market to identifying the right buyers for income-producing spaces, our Capital Markets team brings deep knowledge of the flexible workspace sector and investor landscape.
In six months, Kontor has delivered 98 transactions. Our Tenant Advisory team brings global reach and strategy. Our Leasing team brings deep London expertise. Together, we’re helping businesses and landlords make decisions that stick.
If you're outgrowing your current space, expanding into new cities, or struggling to predict your future office needs, we should talk. Kontor works with scaling companies that need strategic real estate advice, not just space finding.
